Over recent years there have been many changes to the business of letting property and in particular with regard to the requirements for how deposits are handled and the need for independent inventories. Inventories

An independent invenotry & schedule of condition is now a must for every new tenancy. Ever since the changes in deposit legisaltion the onus has heavily shifted to the landlord to prove any change of the condition of their property at the end of a tenancy. The only way to prove any change to the condition is to be able to inargubly demonstrate the condition at the start of the tenancy. This is where the inventory, schedule of condition and check in come in. Without this proof, landlords are leaving themselves open to potentially thousands of pounds of damage to their property and leaving themselves without any form of redress.

Deposit Protection

Since the introduction of deposit legislation to protect tenant deposits, several schemes have been set up to assist landlords & agents in complying with the new rules. We currently use the services of the DPS and ensure compliance on behalf of all our landlords for our managed properties. Landlords using our Tenant Find services remain responsible for their own depsoits but if you need any help or advice on handling the deposits that we collect for you please jsut ask we are more than happy to help.
